PLEASE NOTE: As long as you are registered for this Request for Proposals (RFP), you will continue to receive these notices. If you do not plan to respond to this RFP with a proposal submittal, you may want to access the eProcurement Marketplace and mark "No Bid". Once you have done so, you will no longer receive notices pertaining to this RFP.
As noted in Attachment H of the RFP, “Loeffler Cost Estimate,” Loeffler Construction & Consulting provided cost estimating services as a subcontractor to MSR Architects during the predevelopment stage of this project. Those estimates were based solely on the plans and specifications developed by the design team. Those same plans and specifications are attached to the RFP as Attachment G, 90% Construction Drawings. Cost estimation services are now complete and there are no other contractual arrangements with Loeffler Construction & Consulting. The Minneapolis Public Housing Authority (MPHA) will evaluate all responsive proposals in accordance with the evaluation criteria set forth in the RFP.
The MPHA held a pre-proposal conference on Wednesday, June 21, 2017 at 11:00 AM CST. Attached to this addendum are the Pre-Proposal Sign-In Sheet (Attachment 1) and the PowerPoint Presentation (Attachment 2) from the pre-proposal conference. There were no questions asked by potential proposers during the pre-proposal conference.
Additionally, the MPHA received updated Construction Drawings and specifications from MSR Architects, which hereby replace Attachment G, 90% Construction Drawings, to the RFP. Please see Attachments 3 and 4 to this addendum for the updated Construction Drawings and specifications.
The MPHA hereby revises Section 2.3.3.2 of the RFP to state:
Maximum Allowable Construction Cost (MACC). The MACC for the Project is assumed to be the amount set forth in Section 3.3.6 for the purposes of the Proposal and Award of the Contract.
The MPHA hereby revises Section 3.3.6 of the RFP to state:
The assumed MACC for the construction is $3,551,667 and is only an estimate of the Project cost and is provided for proposal comparison only. The MPHA does not warrant, expressly or by implication, that the actual MACC for the construction will exactly correspond with the estimate. The MACC will be established when a Change Order is negotiated at the end of each Stage. The Change Order at the end of Stage 2, Subcontract Bidding, will also incorporate the final drawings and specifications into the contract documents and provide approval of the construction schedule.
